A Crêperie is a traditional Breton pancake house, serving Crêpes with either savoury or sweet fillings, sometimes flambéed with a splash of booze, yum. This Crêperie comes with its own licence IV bar, allowing you to serve any drink you wish to your restaurant clients or bar clients. . Licence  hours permit 7.00am 'till 1.00am opening. Normal dining times are quite limited in Brittany, Lunch is 12 - 2pm and dinner is 7 - 9pm with many restaurants only opening / serving during these hours. Crêpes are edible at any time and additional hours of opening will of course increase your sales. The current owner ( past 25 years) up to recently opened 5 days a week, 11am - 10pm and closes for 2-3 months each year for holidays, previously she took less holidays. Until closing yesterday, the business was run singled handed and still produced an excellent turnover and profit, but during busy weekends waiting times can climb when a second pair of hands are needed, making this a great opportunity for a couple to start a new life, earn a good living and be their own bosses.

Although the current owner no longer exploited the business to it's full potential, the bar/crêperie still produce an annual income i.r.o 100K with 75% gross on returns. An introduction to a local integration society will be offered if required,  it's a lovely local group that help new comers find their way in the French system. As the owner is a very good friend of mine, but doesn't speak English, I offer my services if required as a go-between. There are also other English owned businesses in the area and they all pull together to help one another. Sainte Brigitte offers a friendly Mayor, plus his secretary and deputy mayor speak English, just in case an extra bit of help is needed.

The Village is small, but just 10 minutes to the 3 main local attractions, which include a huge lake with beaches and motor sports, fishing, walking etc. In fact the whole area attracts people seeking the outdoor way of life. The client base consists of regular English and French clients,  with tourists from all over the world popping in from time to time.

Located in Sainte Brigitte, just 8 minutes by car to nearest town of Cleguerec, which provides 3 Banks, 2 Bakers, Tabac, Doctors, Nurse, Dentist, small supermarket, 2 Butchers and Schools etc. Nearest big town of Pontivy provides everything else, just 15 minutes away from Sainte Brigitte. Another junior school is just 2 miles away and school buses stop in the village every day to ship the children about. There are many village events throughout the year that ensure you integrate into local life, plus a half marathon every September for the sporty types!

Property Description.
